Semi-Private Studio Bays
under 200 sq. ft.
Our most flexible and accessible option, the semi-private studios are ideal for individual artists seeking a light-filled, communal working environment. Shared amenities include a utility sink, kitchenette, and lockers. Because walls are partial height, these spaces are not well-suited for practices that generate strong odors, require frequent calls, use power tools, or depend on controlled lighting. Ideal for one person, with capacity for up to two.
Small to Medium Studios & Offices
under 2,000 sq. ft.
Our small (under 750 sq ft) and medium (750 – 2,000 sq ft) private spaces include both artist studios and offices. Studios typically feature finished plywood flooring and are well-suited for a range of creative practices and light production. Offices are generally newly carpeted, with layouts designed for creative teams and businesses.
Retail Studios
under 500 sq. ft.
Located on the ground floor of the Furness Building, these spaces are designed for artists, makers, and collectives looking to integrate a retail presence into their studio practice. Tenants will be expected to maintain limited but consistent public hours and participate in select building-wide events, including biannual open studios. Anticipated availability in late 2026/early 2027. Stay tuned for more details.

A defining feature of the Village of Industry & Art is its collection of purpose-built outbuildings: the Ceramics Studio, Makerspace, Metal Shop, and Forge. Equipped with robust infrastructure and located at street level, these spaces are ideal for uses that benefit from visibility and foot traffic. We are currently seeking tenants for the Foundry and Metal Shop—learn more under Available Spaces.

Garden Suite
1,677 sq. ft.
Overlooking the Avenue of the Arts and tucked beside a hidden garden along Pine Street, this distinctive space sits just off the building’s iconic Broad Street lobby. With 11-foot ceilings, a private kitchenette, a large conference room anchored by a bespoke table, private offices, and a dedicated bathroom, the Garden Suite offers a rare, move-in-ready opportunity. We are seeking an exceptional organization to serve as an anchor within the building — one that can fully leverage both the visibility of this location and the thoughtfully designed layout.

Metal Shop
1,730 sq. ft.
Located along Pine Street, this separate outbuilding has all the infrastructure of a working metalshop including ventilation, exceptional anvils, water supply, and lots of equipment from the University of the Arts days. We are seeking metalworkers who can reuse this infrastructure to continue the long legacy of metalwork here. -

Space 334
1,155 sq. ft.
Overlooking the Great Hall, this one-of-a-kind studio is defined by soaring ceilings and north-facing skylights that fill the space with soft, consistent light. Positioned between both the north and south stairwells and in close proximity to shared bathrooms, it offers easy access and flow within the building. With an open floor plan and equipped with a projector and projection screen, the space is well-suited for classes and workshops.

Foundry
1,665 sq. ft.
Located on Pine Street, this separate outbuilding has the infrastructure of a working foundry including a casting room. We are seeking artists and collectives who can reuse this infrastructure and ideally also provide foundry access for education and use by other makers within the Village of Industry & Art.
